What Is Concrete Porch Restoration?

Spalled porches and crumbling front steps are the single most common call we take across older Toronto neighbourhoods. The Kingsway, Mimico, Humber Valley, Leslieville, the Danforth and most of Scarborough are full of 1930s to 1950s brick homes with elevated front porches, and those porches all fail the same way.

The reason is structural, not cosmetic. The porch deck on these houses is often a cold-cellar slab: a structural concrete floor that doubles as the ceiling of an unheated storage room beneath the steps. It freezes from above and below. It was poured before air-entrained concrete was standard practice. And it takes direct road salt from boots every winter for eighty years. Water gets into the top few millimetres, freezes, and lifts the surface away layer by layer.

Restoration is a sequence, and doing it in the wrong order wastes money. First we sound the deck to map delamination and check whether the cold cellar below is dry. Then we stabilise anything structural: carbon-fibre stitching across moving cracks, parging on spalled faces, waterproof membrane detailing where the slab meets the brick. Only then does the bonded overlay go down, followed by rebuilt nosings, coping and a sealer.

Common Problems We Solve

Delaminated Porch Decks

You can hear it before you see it: a hollow tap where the top layer has separated from the slab. Once delamination starts it spreads under the surface faster than the visible flaking suggests. Sounding maps the full extent, which is why the repair area is often larger than the damage you can see.

Cracked and Loose Coping

The coping is the finished edge around the porch deck and the first thing to break away. Water then runs behind the porch face rather than off it, and the spalling accelerates. Re-profiling the coping is a small job that prevents a large one.

Structural Cracks in Cold-Cellar Slabs

A crack running across the porch deck above a cold cellar is a structural matter, not a surface one. If it is still moving, carbon-fibre stitching bonded perpendicular across it stops the two sides separating. Skipping this step is why so many resurfaced porches crack again in the same line within a year.

Water Getting Behind the Porch

Where the porch meets the brick foundation wall, an open joint sends meltwater straight down into the cold cellar. Membrane detailing and a properly tooled sealant joint at that junction is the difference between a repair that lasts and one that does not.

How Much Does Porch Repair Cost in Toronto?

Porch work is priced per porch at $400 to $1,800. The variables:

  • Extent of delamination. A partial deck repair costs less than a full-surface overlay.
  • Coping condition. Rebuilding and re-profiling coping is separate labour.
  • Structural work. Carbon-fibre stitching and membrane detailing add to the price but are non-negotiable when the crack is active.
  • Porch face condition. Spalled faces need parging, which is priced by area.
  • Access and height. Raised porches with tight side yards take longer to set up.

Resurface or Rebuild?

Resurface when the structural slab rings solid, when cracks are stable or can be stitched, and when the damage is confined to the wearing surface, the nosings and the coping. That covers most of the porches we look at.

Rebuild when the slab is delaminated through its depth, when embedded rebar is corroding and expanding, when the cold-cellar structure below is unsound, or when the porch has separated from the house. At that point an overlay would only hide the problem for a season.

Strips of carbon-fibre fabric epoxied across a crack, perpendicular to it, so the two sides can no longer move apart. It is used where a crack is structural and still active. Without it, any overlay applied on top will crack again along the same line.
